1 PRE CONTRACT CONSTRUCTION PROJECT SERVICES
1)	Feasibility studies and master planning
2)	Sourcing and securing project finances and project arrangement
3)	Preliminary budget preparation and detailed cost estimating
4)	Cash flow forecasting
5)	Cost analysis and comparison of differing types of construction and design alternatives
6)	Value engineering, cost in use and life cycle costing
7)	Construction cost planning and cost control throughout the entire design stage to ensure that budget is efficiently maintained
8)	Design co-ordination
9)	Advice on the most appropriate method of bidding and implementation of same
10)	Selection of bidders including preparation of pre-qualification and evaluation documents, assistance with PQ process
11)	Preparation of comprehensive and fully co-ordinated bid documentation, including for example:-

2 POST CONTRACT CONSTRUCTION PROJECT SERVICES Comprehensive and active implementation of commercial, contract and project management services including:-
1)	Setting up effective working procedures covering communications, administration, quality assurance, team co-ordination and project management generally.
2)	Payment control and certification, including measurement and valuation of work in progress, valuation of variations, scope changes and cost escalation, interim and final agreement and preparation of certificates.
3)	Progress monitoring, control and reporting including for example, close monitoring and control of both financial and physical progress and the early identification of problems or potential problems.
4)	Cost monitoring and control including preparation of cost reports containing a pre-estimated final cost of re-measured work, variations, escalation, contract claims, etc.
5)	Quality Assurance (QA) services including setting up of QA plan and full implementation with due management, monitoring, audit and Quality Control services.
6)	Control of contractual (legal) aspects primarily through avoidance of potential delay and claim situations by pro-active legal management and control. In established or developing instances of delay and disruption with consequent claims submitted, then analysing, reporting and responding to same and if necessary providing settlement, alternative dispute resolution and/arbitration or legal services.
7)	Contractor and Client liaison including active involvement and representation in meetings, presentations and discussions.
8)	Project completion and hand-over services including punch listing inspections, certifications, review of as built drawings, spare parts definition and hand-over, review of operation and maintenance manuals, setting up of maintenance programmes, staff training and development, management services.

Services are provided by DCI as a complete range or selectively and individually for particular projects as required by the Client.
